Most agents take the easy way out - list quickly, accept a lower offer, leave the tenant situation unresolved.
At Aura, the first question we ask is different: how do we make the tenant part of the strategy, not an obstacle to it?
THE THING MOST INVESTORS DON'T REALISE
Selling a tenanted property isn't the same as selling your home.
When you own a property and sell it vacant, the presentation is entirely in your control. You decide when people come through. You decide how it looks. You decide the timing.
When there's a tenant in place, every one of those decisions involves another person. And the way that relationship is handled - from the first conversation to the final handover - determines whether the sale is smooth, strategic, and well-priced, or stressed, rushed, and under-value.
The difference is almost never the property. It's the approach.

THE FIVE-POINT AURA APPROACH
At Aura, we've built a specific process for selling tenanted investment properties. It covers every scenario - whether the tenant stays, whether they move, and how the sales and property management teams work together rather than against each other.

Don't assume the tenant has to go.
Most people assume the first step is moving the tenant out. It isn't. The first step is asking: can this tenant help us present the property at its best?
Some tenants are genuinely helpful - they keep the property well, they're cooperative with access, and having someone living in a furnished, well-maintained home often presents better than an empty one.
If the tenant can stay and contribute to the best outcome, we keep them. If they can't - or if vacant possession is needed for the right buyer pool - we make a plan. We don't just push them out. We help them find somewhere to go, give them proper time, and put it all in writing.
Handled right, tenants don't become obstacles. They become part of the strategy.
Sales and property management working together - not in separate lanes.
One of the biggest failure points in selling a tenanted property is when the sales agent and the property manager aren't communicating.
The sales agent needs access. The property manager has the tenant relationship. The tenant needs to know what's happening and feel respected throughout the process. If these three groups aren't aligned, things fall apart - access gets difficult, the tenant becomes uncooperative, and the sale becomes harder than it needs to be.
At Aura, our sales and PM departments are in the same building and work on the same properties. That means your property manager is keeping the tenant informed, your sales agent is aligning timing with the lease, and both teams are protecting your rent and your result simultaneously.

If the tenant stays - we work with them, not around them.
A tenant who is well-briefed, respected, and given clear expectations will almost always cooperate. Most won't need much - some coaching on light and space, small improvements handled quickly, access coordinated around their schedule.
If there's maintenance that needs doing, we handle it properly and communicate fairly. We've even been known to provide small incentives to tenants who are particularly accommodating through a campaign - a breakfast voucher, a small gesture.
The result: a property that presents at its best, a tenant who isn't resentful, and a campaign that runs without unnecessary friction.

If the tenant moves - we have a plan before the keys go back
Sometimes the best outcome for the sale means the tenant needs to move on. When that's the decision, we don't just issue a notice and wait. We help them find a suitable rental - often into something more secure and longer-term than what they had.
And behind the scenes, before the keys are even handed back, we've already scoped the trades. Quotes are underway. Work is ready to begin the moment the property is vacant.
No wasted weeks. No lost rent. No starting from scratch the day the tenant leaves.
Flexibility is the strategy - not a compromise.
Every property is different. Every investor's situation is different. Every tenant relationship is different.
The approach that worked for one sale won't be right for the next. What stays constant is the relationship we build with both the owner and the tenant - because that relationship is what gives us the flexibility to adapt, pivot, and deliver the best outcome without conflict, stress, or underselling.
We respect the tenant. We protect the seller. We keep every option on the table for as long as possible.

AURA PHILOSOPHY
People don't just need property advice. They need someone who understands what the situation feels like.
Here's what this approach looked like in practice.
An investor in Baringa needed to sell - she'd bought another property and needed to move quickly. Her tenant had been in place for nearly three years. The rent hadn't kept pace with market increases, which made the property less attractive to investors buying purely for yield.
The default approach would have been to list it, limit the buyer pool to investors, accept a lower offer, and move on.
Instead, we sat down with the tenant. He knew the property was going on the market and that his lease wasn't going to be renewed. What he didn't know was what happened to him next - and that uncertainty was the thing creating friction.
We negotiated a written agreement: Aura would help him find a new rental. He'd have genuine time - not a countdown. He could go wherever suited him. All in writing, signed by both sides.
With that in place, the seller could go to open market - not just investor buyers - because the tenancy situation was managed and on a clear path. We found the tenant a new property. He moved. The buyer moved in.
The seller had genuinely cared about the tenant of three years. Once she could see that he was going to be okay, the sale became easier for everyone.

Since the budget and interest rates went up, these conversations are happening a lot more.
If you're an investor, I don't think you need to be worried that you can't sell because there's a tenant in place.
We've got plenty of strategies to make sure you still get a good result, the tenant is looked after, and we can get this all wrapped up within a reasonable amount of time.

Is this your situation?
If you're an investor thinking about selling - and you have a tenant in place - the best time to have this conversation is before you've made any decisions.
Not because the situation is complicated. But because the strategy is different depending on your tenant, your timeline, your buyer pool, and what matters most to you in the outcome.
Kingsley works with investor-sellers across the Sunshine Coast. He understands the specific dynamics of this market - the interest rate environment, the tenant pool, and the kind of buyers who are active right now.
